Professional Property Management Services Offered:

Presentation service includes:

+ Exclusive listing in Multiple Listing Service (MLS).
+ Work closely & negotiate with other Real Estate Professionals through the MLS.
+ Featured in Company website, Company facebook page, Realtor.com, Craigslist, 
   Postlets and several other sites via our syndication.
+ Featured listing in our FULL page Resource Living magazine ad.
+ For Rent sign placed directing callers to one of our Managers.
+ Offer recommendations on repair and/or improvements that maximize monthly rents.
+ Coordinate the preparation for rent including housekeeping and landscaping.
+ All prospective Tenants will be escorted by Real Estate licensees for showings.
+ A secure DIGITAL lockbox will be placed on or near the property’s front door.

Managing service includes:

+ All prospective tenants will be professionally screened for credit worthiness, past
   evictions and criminal convictions. Additionally, employer verification is conducted
   confirming history, status and stated salary amount.
+ Coordinate move-in / move-out of Tenant with digital pictures along with a
   detailed, documented walk-through to ensure no surprises upon Lease expiration.
+ Our Managers will conduct regular visits to property to ensure its maintenance.
+ Send owner periodic reports on the condition of the property.
+ Collect and process all rental payments on your behalf.
+ Owner’s proceeds are sent via Electronic Fund Transfer (EFT) upon clearing our 
   bank.
+ Maintain a repair reserve fund (established by Owner) to have timely repairs made
   up to the amount approved by the Owner.
+ Maintain an escrow account for pet & security deposits / advanced rents.
+ Provide monthly statements which offer a detailed breakdown of income and 
   itemized expenses.
+ Provide annual reporting, structured for tax purposes including a 1099 form.
+ Coordinate Re-key of locks.
+ In the event a Tenant must be evicted, an Attorney will be hired (if desired, by
   Owner) to complete the legal process.
